Terms and Conditions

Only properties located within the United Kingdom are eligible for listing. The property must have a fully functional, well-maintained hot tub that complies with all local health and safety regulations.

Property owners are responsible for providing accurate and up-to-date descriptions of their cottages, including photos, amenities, and any relevant rules or restrictions. The information provided should not be misleading or deceptive in any way. "Holiday Cottages in Suffolk" reserves the right to remove any listing found to contain false information.

Owners must ensure that their property is clean, safe, and fully operational for guest stays.

The hot tub must be cleaned, sanitized, and properly maintained between guest stays. Owners must adhere to the manufacturer's recommendations for maintenance and usage, and ensure the hot tub is free of health hazards. A clear set of instructions for the safe use of the hot tub must be provided to guests.

Bookings are confirmed upon receipt of the required deposit. The remaining balance must be paid as per the payment schedule provided at the time of booking. Failure to make payments as scheduled may result in cancellation of the booking without refund of the deposit.

We accept payments by credit/debit card and bank transfer. A booking fee may apply as specified at the time of booking.

Cancellation policies vary by property and will be clearly stated at the time of booking. In general:

• Cancellations made more than 60 days before check-in may receive a full refund minus the booking fee
• Cancellations made between 30-60 days before check-in may receive a 50% refund minus the booking fee
• Cancellations made less than 30 days before check-in typically do not receive a refund

We strongly recommend that guests purchase travel insurance to cover unexpected cancellations.

Standard check-in time is from 4:00 PM, and check-out time is by 10:00 AM, unless otherwise specified for a particular property. Early check-in or late check-out may be available upon request, subject to availability and potentially an additional fee.

Guests are expected to:

• Treat the property with respect and leave it in a reasonably clean condition
• Report any damages or maintenance issues promptly
• Adhere to the maximum occupancy stated for the property
• Follow any house rules specified by the property owner
• Use the hot tub safely and according to the provided instructions

Guests may be held financially responsible for any damages beyond normal wear and tear.

Pet policies vary by property. Where pets are allowed, a pet fee may apply. Guests must notify us at the time of booking if they plan to bring pets, and must adhere to any property-specific pet rules. Any damage caused by pets is the responsibility of the guest.

Holiday Cottages in Suffolk acts as an intermediary between property owners and guests. While we make every effort to ensure the accuracy of property listings, we cannot accept liability for any errors, omissions, or issues with the property.

Property owners are responsible for maintaining appropriate insurance coverage for their properties. Guests are advised to take out appropriate travel insurance to cover their stay.

We reserve the right to amend these terms and conditions at any time. Any changes will be posted on our website and will apply to all bookings made after the date of posting.
